In the first seven weeks of 2011, 15 single family homes sold in Coconut Grove (01/01/2011 to 02/20/2011)
Now the Good News:
The two highest sales for that period in 2010 were:
3750 Frantz Ave. Living Area: 3,449 Sq/Ft. It sold for $950,000.....$275 Sq/Ft
3825 Poinciana Ave. Living Area: 3,771 Sq/Ft. It sold for $780,000...$206 Sq/Ft
This year two highest sales for the same period are:
3631 Matheson Ave. Living Area: 8,381 Sq/Ft. It sold for $ 2,350,000....$280 Sq/Ft
4041 Ensenada. Living Area : 4,500 Sq/Ft. It sold for $ 1,075,000......$238 Sq/Ft
The Good News? The market is giving us hints that this year will be the turning point.
