Estamos convencidas que el año 2012 marcara el punto crucial del precio promedio de las viviendas unifamiliares. Hasta el final de Enero 2012 tenemos 7 meses y medio de inventario disponible para la venta en el área de Coconut Grove. Como profesionales de bienes raíces, sabemos que los precios típicamente comienzan a incrementarse en un mercado con un inventario de 6 meses o menos. Un signo muy positivo es que las ventas del 2011 ya han revelado un incremento en los precios en el renglón de las propiedades con los precios mas bajo del inventario. (Propiedades por debajo de $500,000 dólares en “South y North Grove”). Adicionalmente los precios de los alquileres en el mercado de Coconut Grove aumentaron significativamente durante 2011. En 2011 se efectuaron 189 transacciones de ventas de casas unifamiliares en el área de Coconut Grove. Esta cifra representa un incremento del 25% con respecto a 2010 y de un 37% con respecto a 2009. El sector de casas unifamiliares experimento un aumento en el volumen de las ventas de un 16% en comparación con el 2010. Estas excelentes noticias se ven temperadas por el bajo rendimiento de los precios. El precio promedio bajo de un 7.5 %.

NORTH GROVE 2011 YEARLY REPORT:

A market gaining momentum.

Did you know? -

- 20% increase in number of properties sold in 2011 versus 2010. 65 properties sold in North Grove in 2011, 54 in 2010 and 53 in 2009.

- 38 % increase in sales volume between 2010 in 2011.

Total sales volume in the year 2011: $45,346,201

Total sales volume in the year 2010: $32,772,275

Total sales volume in the year 2009: $42,581,000

- 60% of the sales in 2011 were financed transactions. Out of the $45,346,201 worth of sales volume generated by North Grove, $27,472,700 was financed.

- 18% of the transactions were short sales or (REO) bank owned properties.

In 2011, there were 189 market-wide single family home transactions, which represent a 25 percent increase with respect to the amount made in 2010, and a 37 percent increase with respect to those made in 2009. The single family sector increased in sales volume by 16 percent compared to the sales volume in 2010. This great data is tempered by low price performance. The average sales price dropped by 7.5 percent.
We believe the year 2012 will be the turning point for the average sale price. As of January 2012, there are 7.5 months of property inventory available for sale in Coconut Grove. As real estate professionals, we know that prices start to increase in a market with 6 months or less of available inventory. A positive sign is that the sales made in 2011 have already revealed an increase in sales prices in the lower end range (under $500,000 in South and North Grove). In addition, rental prices in the Coconut Grove market surged in 2011. According to the January 2012 Merrill Lynch Chief Investment Officer report, “with rising rental rates, the advantage of buying a home relative to renting is approaching ‘best in 40-year levels.’” This should create a strong demand for properties in Coconut Grove.
