Closing costs are fees that must be paid before a real estate transaction can be closed. These fees are normally paid on the day when the seller transfers title to the buyer.

Typical Closing Costs:

Closing costs often consist of the following:

  • Attorney’s fees

  • Inspection charges

  • Loan origination fee

  • Underwriting fee

  • Appraisal fee

  • Fee for running your credit report

  • Survey fee and fee for title search

  • Title insurance

  • Escrow deposit for property taxes or private mortgage insurance

  • Title recording fee

These are just a few examples of fees you may incur at closing, but each real estate transaction is different. You will receive a HUD-1 settlement statement that shows each fee and the amount that you are to pay. Closing costs often represent between 2 to 5 percent of the purchase price of the property.

Avoiding Closing Costs

Closing costs are usually incurred by the buyer. There may be several ways for a buyer to avoid paying the fees or reduce the amount of fees that he or she pays. He or she may negotiate in the purchase agreement to have the seller pay for the closing fees. Sellers who are particularly motivated to sell the property may agree to pay for these costs upfront so as not to dissuade the buyer from walking away from the purchase. Buyers may also be able to negotiate the cost or incurrence of some of the fees with their lender or seek a lender who advertises lower closing fees. Another option is to get a no closing fee mortgage. However, buyers should beware that such arrangements usually cost them more in the long run by requiring them to pay a higher interest rate or having the fees rolled into the mortgage and paying interest on the fees over the course of the mortgage.

With so many real estate agents in the area, it can be difficult to find the agent who is the right fit. However, there are some proactive steps that you can take to find a good agent who will zealously represent your interests.

Ask for a Referral

If you have any friends or coworkers who have bought or sold a home recently, ask them for a referral. You can also check with the local Better Business Bureau or review online reviews of agents to get feedback from individuals who have personally used the agent’s services.

Check Prospects

Once you have a few potential leads on agents, start doing your research. Check with the Florida Department of Business & Professional Regulation or visit it online to find out how long the real estate agent has been licensed and whether there are any disciplinary records associated with the real estate agent.

Schedule interviews with those agents in whom you are interested. When you meet with them, ask about their particular experience and whether they focus on a particular subset of properties, such as commercial, single family or condos. Ask if they have any extra credentials or business that gives them greater insight.

Ask to Talk with Previous Clients

Ask prospects for the names of his or her most recent clients so that you can contact them and learn about their personal experience with the agent. When you do talk to prior clients, inquire about the actual asking price and the final sales price.

Ask about Other Listings

If you are selling your home, you will want to know about other properties on the market that may be your competition. You want to be sure that the agent knows your area and the relevant market. If you know of a home that sold in the area recently, ask about it. If your agent is familiar with the sales price, he or she is likely more familiar with your area or has at least done his or her homework before meeting you.
